Leading estate agent DNG Maxwell Heaslip & Leonard has reported large turnouts at the latest series of open viewings for its April 24 auctions in the Radisson Blu Hotel. Billed as one of the most exciting mix of properties to come to the market in the west of Ireland for some time, the city centre based agent is three weeks into the marketing campaign and the team are delighted with the turnout so far.

With almost 30 lots on offer that afternoon, James Heaslip, who heads up the auction team, reckons that it is the company’s most diverse auction to date, with something to suit all buyers.

“We are now known, on a national basis, for our ability to bring all kinds of property to the market, but this particular auction really does have something for everybody,” he said. “From period residences in need of refurbishment such as 10 Lower Newcastle in Galway, to 35,000sq ft of industrial in Ballina, we have all bases covered.”

According to Mr Heaslip the company takes a pragmatic approach when pricing houses for its auctions. “This year we will hold eight public auctions and our goal, in each auction, is to offer realistic guide prices to potential buyers and get the best price possible for our vendors,” he explained. “We make genuine efforts to offer properties to the auction floor with reserve prices that are close to the advertised prices. Sometimes the figures achieved go well beyond the guide prices, but more often than not the selling prices on the floor are within 10 to 15 per cent of our advised minimum values. When buyers come to our auctions, they know they are in with a fair chance of buying.

“With this particular auction, I would urge all buyers to take a few minutes and to go online and study what properties we have to sell. There is value there and come April 24, there will be a lot of happy punters, who will have bought property at the right prices.”
