Huge demand has been expressed in all types of family homes as O'Donnellan and Joyce launched its April auction.

Listed among the 31 properties that will go under the hammer on April 17 are a wonderful selection of family homes located in various parts of the city and environs. Open viewings on all the auction properties commenced last Saturday, and despite the very bad weather on the day potential purchasers braved the elements and wandered from house to house to see which of the many homes on offer ticked all the boxes for them. People who were disappointed at the last auction were out in force as a lot of the properties on offer this time are in the same areas.

The DIY enthusiasts were also well represented and came fully equipped with pen and camera in hand to list which of the properties would be most suitable to their needs, taking into account of course what it would cost them to upgrade the property. What was obvious was the number of people who are now sticking to their budget and only looking at properties that are within their means, taking into account the deposit requirements that have recently been introduced.

On offer in Claregalway and Oranmore are two wonderful homes, both different but coming in with the same AMV of €200,000. These are family homes in very sought after areas and both stand on large sites of c0.75 and c1 acre.

In Ballyglass, Turloughmore, O’Donnellan & Joyce is offering a four bedroom bungalow that has been recently refurbished and modernised to a very high standard. The attic in this lovely home has been converted into one large games room, however this space could easily be turned into extra living accommodation if required, subject to planning. Turloughmore is on the doorstep of the very progressive village of Lackagh and 10 minutes’ drive from Claregalway.

From Turloughmore viewers who have made the conscious decision to live in a country setting travelled on to the viewing in Moneymore East, Oranmore. Here, standing on a large site of c1 acre, is a fine five/six bedroom home. In contrast to the first property, the Moneymore property is in need of some upgrading and refurbishment. Open viewing took place from 2pm to 3pm, and again they came in good numbers to compare both houses. This is a larger property with extra space on the first floor and an acre of gardens. Both of these properties have large sheds and outhouses and each has an AMV of €200,000.

Back in the city a large number of potential purchasers converged on every house that was open for viewing, a clear indication that family homes are in good demand and that people are looking for particular areas in the city. Bohermore and Mervue are proving to be very popular with first time buyers and those wishing to stay within the limit of the new law on deposits. On offer in Mervue is No 8 Parnell Avenue, a family home which has been modernised, refurbished, and extended. The large extension to the rear of the property gives potential purchasers two choices: it can be used as part of the main house if the extra space is needed because of its interconnecting design; or it could be rented out to supplement the owner’s income. The extension comprises a fine two bed apartment with its own entrance which would certainly guarantee an all year round rental income. AMV is €175,000.

On to the west side of the city where potential purchasers were again out in force; many of these were disappointed at the last auction. A wonderful selection of family homes is on offer here. No 59 Glenard Crescent was very busy, as is the case with all Glenard homes. This is an area where people usually wish to put down roots and stay. No 59 Glenard Crescent is a fine family home, and although in need of modernisation and some refurbishment, it is, as with all the homes in this area, a superb property. Its large rear garden is private and mature, and the kitchen has been extended to the rear to include a large dining and living space. People who were disappointed at the last auction will be hoping that this property will come their way this time. AMV is €430,000.

Nearby, O’Donnellan & Joyce is offering No 17 Ardmore Road, Highfield Park. This property is just one of 10 similar properties that were built in the early 2000s. It is not often that any of the Ardmore houses come to the market so, as predicted, the interest was high on Saturday at the open viewing. This house offers lots of features not often found in modern homes. High ceilings adorn all of the rooms and the south facing rear garden borders the Taylor’s Hill pitch and putt green, which means it is totally private and not overlooked. The ultra modern kitchen has many extras, making No 17 one of the best properties to come to the market in this location for quite some time. AMV is €365,000.

Another gem on offer in the April auction is No 7 Carragh Drive, located just off Knocknacarra Road in Salthill and only a stone’s throw from the Galway Golf Club. Presented in superb condition having been recently refurbished and modernised, this wonderful property is light filled and enjoys views of Galway Bay. No 7 has a large rear garden with extensive decking that avails of the sun all day. With an AMV of €420,000, and given its location and turnkey condition, this would seem like good value for a family home is this prestigious location.

Built by O’Grady Homes back in the mid 1980s, Westbrook has stood the test of time and it has to be said that property does not come to the market in this wonderful location very often. O’Donnellan & Joyce is offering two great family homes located in Westbrook, which is just off the Barna Road. Westbrook has developed into a superb mature and family orientated place to live with all amenities on its doorstep including new primary schools, sports facilities, and everything needed for modern day living. Numbers 85 and 39 are both wonderful family homes located in different parts of the development, and although they both look similar from the exterior the internal layout is slightly different in each. Number 85 is located to the rear of the development and overlooks a large green area. It is presented in superb condition and is ready to walk into. Its rear garden is very private and is practically maintenance free and includes a new garden shed that has power. Number 39 is located closer to the front of the development and is one of a row of similar houses. It has a larger than usual rear garden and, although it requires some modernisation, this is also a great family home with huge potential. As expected both properties were a hive of activity as potential purchasers wandered from one to the other comparing and ascertaining which of the two would suit their needs. Viewing took place from 12.30pm to 1.30pm. Both properties are on offer for in the region of €400,000.
