The only certainty that seems to have prevailed through the commercial property market for the whole of 2008 has been uncertainty. From the experienced players to the new breed of market analysts, all seem to be looking at the murky waters waiting to see if there is clear water with a bottom in sight.
Property Partners Maxwell & Heaslip have between them over 100 years of experience in dealing in the Galway Commercial market, and it is most interesting when talking to the people who have seen more in the market than most, Danno Heaslip and Jim Maxwell, that the common thread running through their outlook is that the market will certainly turn, it’s a question of looking for the signs that will make this happen, and when.

The residential lettings market in Galway city has enjoyed a period of particularly strong growth in the year to date. As a result of the downturn in house sales many potential buyers have been biding their time and renting.
Naomi McComiskey, who is looking after the lettings section of Property Partners Maxwell & Heaslip comments “The rental market has continued to grow over the past 12 months. Uncertainty in the property market has led to many owners deciding to rent their properties rather than sell. This is proving to be a good option for many owners and investors. At the same time people unsure of purchasing are choosing to rent in the short to medium term until the property market has stabilised. While in most cases the rents have not seen any significant growth for the past year, the lower interest rates will balance out the lack of increased income. All in all, these factors are contributing to a positive residential lettings market in and around Galway, which we believe looks set to continue for the foreseeable future.”

In 2008, in general, it can be said there has been little in the way of good news. What started out a slow year with indications that prices would fall across the board, turned out by the end of the summer to have developed into what many property experts would describe as a freefall. With fluctuations in falling prices varying considerably depending on location across the country, nowhere escaped the carnage. Price falls varied from as high as 40per cent in some of Dublin’s commuter belt, with even traditionally nlue chip locations in the capital seeing falls as great as 20per cent. Galway, universally recognized as being recession proof in property terms didn’t escape either.
