Colleran’s auction offers value and quality

Colleran auctioneers’ spring auction, which takes place next Thursday April 4, offers great value, variety, and quality, from a detached house in Ballybane with an AMV of only €50,000 to a rare opportunity to purchase a large luxury detached just off Salthill Promenade with an AMV of €460,000.

Of the six properties offered for auction it is not surprising that Don Colleran has reported incredible interest in No 6 South Park Place, Claddagh, with almost 100 viewings prior to auction. Colleran auctioneers has always had a strong association with the Claddagh, and Mr Colleran is not surprised with the interest as it offers unrivalled location, close to the city centre and Salthill Promenade, and a fabulous community. No 6 South Park Place offers development potential due to its large, sun-filled, back garden. It is in need of total modernisation and this has been reflected in the AMV of €120,000. The house currently consists of a small two/three terraced house with living room, dining room and scullery. If you are a first time buyer, investor, developer, or someone looking for a holiday home, the Claddagh will certainly tick all the boxes. The final open viewing for this property will take place this Saturday, March 30, from 2pm to 3pm.

No 7 Clifton Crescent, Newcastle, is another property appealing to first time buyers and investors due to its location and attractive guide price. Located across the road from the Westwood Hotel, it is only a short walk from NUIG and UHG, and across the road from Dangan Sportsground which offers unrivalled recreational facilities and river walks. In need of only cosmetic attention, this three bedroom semidetached home is nicely located within a small cul de sac, has a large back garden that is not overlooked, and a garage that in other homes in the area has already been converted for additional bedroom or living space. With an AMV of only €145,000 Clifton Crescent is certainly worth viewing to avoid disappointment. Open viewing is this Saturday from 12.30pm to 1.30pm.

No 11 Ballybane Village, Ballybane, is a modern, bright, spacious, two bedroom home with gas central heating and double glazing throughout. With an AMV of only €50,000 it is easily one of the most attractively priced detached houses on offer in Galway city at the moment. It is within walking distance of GMIT and will certainly be of great interest to investors.

The two Salthill properties have been generating considerable interest from families currently living away from Galway but looking to move to the city for work or retirement. Quality detached family homes are always hard to find around the Salthill area, but one just off the Promenade, such as No 114 Ocean Wave, is rare indeed. This attractive modern detached house is just across from the Prom and offers beautiful views of the Bay and the Clare hills from its first floor spacious master bedroom. The property was built approximately 16 years ago with the best of material and finished to a high standard throughout including hollowcore floors. The living accommodation is bright and spacious. There are four bedrooms, three of which are en suite, a sitting room, dining room, kitchen, study, utility, and a separate one bedroom apartment and garage to the rear. At an AMV of €460,000 this is certainly a rare gem.

Also for auction on April 4 is No 3 Carragh Drive, Knocknacarra Road. Located close to the Promenade just past Galway Golf Club, this four bedroom detached home with two en suites is situated on an elevated site which offers limited views of Galway Bay from the master bedroom. In addition to the spacious living accommodation, fabulous location, and excellent services, one of the many attractions of Carragh Drive for those looking to retire to the city is that it offers a ground floor en suite bedroom. The last open viewing is Saturday March 30 from 3.30pm to 4.30pm.

No 10 Murrough Drive has just been sold prior to auction and Don Colleran is now anxious to talk to anyone thinking of selling a similar property in Renmore or Newcastle, particularly one with a ground floor bedroom or the potential to convert a garage into one.

Colleran auctioneers’ spring auction will take place at 3pm on April 4 in the Victoria Hotel, Eyre Square.
