The 2025 property market in the Galway region saw a continuation in trends noticeable over the last five years, with significant price increases in all property varieties available in the city and county.

Primary demographics of purchasers are led by high demand from owner-occupiers and first-time buyers.

The continued lack of supply in the second-hand market, along with varying employment situations, has led to family buyers seeking in several areas, where these buyers historically would have been focused on one or two areas at most. Well serviced areas such as Oranmore, Renmore, Mervue, Newcastle, Salthill, Knocknacarra, Barna and Moycullen tend to be considered by the same prospect seeking larger residential properties potentially as forever homes.

Furthermore, there is a heightened willingness, particular from first-time buyers, to seek property types other than typical freehold detached or semidetached residences. Well located apartments and duplexes are increasingly popular for owner occupancy.

A key trend continues to be the desire to acquire turnkey property with high energy efficiency ratings. Seen as good alternatives to the lack of new development options available, these quality ratings allow new owners to avail of green mortgages and move in immediately upon purchase with little to no work needed.

An increase in new development property supply, along with the availability in affordable housing schemes, should help in alleviating the pressure on the second-hand market. However, demand levels are expected to continue to be much higher than supply on offer with Galway attracting higher volume of interest than most regions of the country, from domestic buyers and overseas.
