Sherry FitzGerald reports successful new homes launch

The latest new homes development to come to the market in Galway city launched recently by Sherry FitzGerald New Homes with 25 homes being released to the market in Cnocán na Craoibhe, Clybaun Road.

Cnocán na Craoibhe is the latest development from Red Fox Residential, a west of Ireland based development company headed by Mike MacDonagh, and they enjoyed a hugely successful launch from their showhouse.

The development is situated on the Upper Clybaun Road in Knocknacarra, at its intersection with Rahoon Road, and in an established suburban area in the west side of Galway city, approximately 5km from the city centre and close to University of Galway, University Hospital Galway and Salthill Promenade.

Positioned on a beautiful elevated site with views of Galway Bay and the Clare hills, the initial phase of the development was called Sli na Craoibhe, and comprised 30 semidetached and 18 terraced houses.

The properties released were of a mix of one and two bedroom ground floor apartments and two and three bedroom duplexes, offering a fantastic choice to first time buyers, young families and those looking to trade down and acquire a new home of the highest quality in a convenient location in Galway city. Prices for the two bed homes started from €400,000 while the three bed homes were €450,000, which resulted in all homes released qualifying for both the Help to Buy Scheme and First Home Scheme, for all eligible buyers.

All homes have been architecturally designed by O’Neill O’Malley Architecture, who have maximised the space, light and the impressive views towards Galway Bay. Also the homes are built to the highest standards with energy efficiency and sustainability to the fore. Each home will benefit from an A2 BER.

The properties are all concrete block construction with hollowcore at first floor level providing greater sound proofing between the ground floor apartments and upper floor duplexes. The homes benefit from a very attractive exteriors with a ‘Lacken’ stone finish applied to selected areas. Heating is by an air-to-water heat pump system with the ground floor units having underfloor heating throughout, while the duplexes benefit from underfloor heating at first floor level and high output radiators on the second floor.

Stylish, modern fitted kitchens are provided to each home while the bathrooms and en suites are finished with modern tiling and quality sanitary ware. The duplexes also benefit from generous private terraces. There is ample public open amenity space on the site with a quality children's playground installed, while a secure indoor bicycle storage area and multiple internal bin stores are also provided.

Galway based interior designer Eadaoin Holden of Holden Interiors was engaged to design and fit out the showhouse with the task of presenting high quality finishes at an affordable price point, with fantastic feedback received from all parties who viewed.

Main contractors on the development Kelmin are well advanced on site and all the homes in Cnocán na Craoibhe will be completed in 2025.

Patrick Cormican of Sherry FitzGerald New Homes was pleased with how the homes have been received to the market.

“The launch of the homes in Cnocán na Craoibhe was highly anticipated given the quality, design and location of these homes, and we are delighted to report strong sales as a result," he said. "The fact purchasers will be in a position to complete sales and receive keys in 2025 also added to the attractiveness of the homes. Currently we have very limited availability in the one and two bed homes, while all three bed duplexes are reserved.”

The team Sherry FitzGerald New Homes is encouraging interested parties to contact them on 091 569123 or [email protected] for full details on availability and to arrange an appointment to view the showhouse.
