O’Donnellan & Joyce auctioneers had a record year with new homes sales across Galway city and county

The new homes section of O’Donnellan & Joyce auctioneers had a very successful year in 2023, with six new developments offered for sale in areas such as Knocknacarra, Moycullen, Oranmore, Kinvara and Craughwell.

An Doirin, Moycullen is an exceptional development of architecturally designed, bright, spacious and stylish two, three and four bed family homes from Castlebar Developments. The high build quality and generous specification of these homes reflect traditional values of craftmanship in a vibrant and excellent location. In its first week, it generated 15 bookings, proving it will be a highly sought-after development. The houses are due for completion in June 2024.

Some other notable estates include developments from renowned Galway builders O’Malley Construction offering a range of large semidetached and terraced homes in the Knocknacarra area of Galway city. O’Malley Construction launched the development of Maolchnoc, in Knocknacarra, which has seen a huge interest with the first phase being completely sold. There was significant demand for the various properties on offer. As a result, all three bed properties have been sold, while phase 2 followed suit offering three bed semidetached and duplex properties which have also sold along with the majority of four bed properties. A small portion of semidetached units remain and are available for booking. The next phase is being launched in 2024. Hugh O’Donnellan of O’Donnellan & Joyce auctioneers outlined that the strong response for the properties came from mainly first-time buyers and are ideal for owner-occupiers, considering the quality condition, spacious accommodation and impressive amount of communal space in the estate.

In Oranmore there are two terrific developments available with lots of options and price ranges to choose from. Tobar Orainn, a new development to the market, was launched in 2023 in the Oranhill estate by highly regarded builder JBROC and has since sold all of phase 1 with exceptional demand from first-time buyers and a notable increase in demand from owner-occupiers. This development has seen this incredible demand due to its small-density layout which will overlook very large green areas. This estate is proving extremely popular and phase 3 will be launching in Quarter 1 of 2024.

Another exceptional development that launched this year was Portnick, Ballinasloe, offering two detached and four semidetached houses offering all that one could need in a new home. Equipped with all modern-day requirements including A2 BER, triple-glazed windows, air-to-water heating and underfloor heating, it is no surprise that all properties were sold, making it a huge success.

Currently on offer in Craughwell are the last two remaining units which are on offer by Kinport Developments. These exceptional luxury detached properties extend to c2100sq ft and are located in the centre of Craughwell village.

The demand for new homes has seen a continuous increase with the Help to Buy scheme and the high BER foremost in buyers’ property lists. Not only have first-time buyers shown high levels of purchasing but second-time buyers and downsizers are choosing these new energy-efficient and cosy homes for permanent occupation.

In Moycullen, Agrimac finished building and sold the last phase of Bun na Coille, an estate found on the Mountain Road. It is an exceptional site in Moycullen village. It features a mixture of A-rated three and four bedroom terraced, semidetached, and detached houses which has witnessed incredible demand with predominantly first-time buyers moving to the area. Bun Na Coille saw all units booked in 2023.

On the east side of the city the highly successful Cuirt Bhoirne has yielded great results with all units being sold this year.

Lastly, in Kinvara, the highly sought-after Rinn na Mara estate by local Kinvara builders Atlanteco released phase 2 in 2023, and phase 3 is due for release in 2024 with 10 homes.

Niall Browne, who heads the new homes section of the company, is very much looking forward to 2024. “There is a variety of houses available in some exceptional new housing estates throughout the city which cater for all buyers tastes and demands," he said. "There is a natural trend for buyers to seek energy efficient homes and in particular first-time buyers who benefit greatly from the HTB and Government-assisted purchase scheme.”
