ESG – New evolving obligations on buildings

EU legislation that has been implemented on foot of the European Green Deal as part of the EU’s strategy for a climate-neutral economy is set to have a huge impact on the commercial property sector.

There is a danger of conventional buildings becoming ‘stranded’ by 2030, if landlords and tenants cannot come together and implement retrofit cost sharing agreements. Lenders and investors will also have to get on board and look to the long-term benefits of cheap funding for retrofits.

The Energy Performance of Buildings Directive is the driving force behind the requirements for all new buildings to be zero emission buildings (ZEB ) by the 1 January 2028 and all buildings to be ZEB on a phased basis from 1 January 2026 to 2050.

Sustainable development is the pathway to the future we want for all and is a great opportunity for all stakeholders to work together to build that future.
