O’Donnellan & Joyce auction season off to a flying start

O’Donnellan & Joyce auctioneers, Ireland’s largest independent auction house, hosted its first live property auction following the lifting of Covid-19 restrictions on Friday last, July 3. The auction was set to take place behind closed doors with phone, internet, and proxy bidders initially invited to participate; however the plans changed and the live auction went ahead thanks to the accelerated Government roadmap which allowed for a large public gathering to take place while adhering to social distancing measures.

The auction took place in the JB Keane suite of the Harbour Hotel, the auctioneer's landmark venue for its nationwide property auction series. Commencing at 2pm, the room was packed to capacity, albeit a reduced capacity due to the required social distancing measures that were strictly enforced. Auctioneer Colm O’Donnellan opened the proceedings by thanking all in attendance for their cooperation with viewings and inquiries over the past months as the property market reopened and viewings recommenced.

The first property that went under the auction hammer sold almost immediately. A very attractively priced property located in Durrow, Co Offaly was under the keen watch of a number of bidders that dialled into the auction room with phone bids, while others watched online waiting to place their bids over the internet. The property was sold to an eager buyer who placed a bid over the phone through a representative from O’Donnellan & Joyce as soon as the auction commenced. The high bid secured the property and wiped the floor for all other interested parties. The final sale price was €80,000 – a very attractive price for such a property located in a great area.

Lots 2 and 3 were units in the Royal Court Business Centre in Liosban, Galway. These two lots which, were sold separately, attracted many viewers over the past weeks from those looking for investment office spaces and others who were in need of premises for their own ventures. Bidding on Lot 2 opened at €60,000 and rapidly rose to €75,000 with the hammer falling to a prudent businessman who immediately saw the potential in the unit at this very attractive sales price. While smaller in size, Unit 10B Royal Court Business Centre attracted an equal amount of interest, being located adjacent to Lot 2 (Unit 10A ). Bidding for this lot opened at €50,000 and rose gradually but fell short of the reserve and is currently under negotiation.

The final lot on the day was Lot 4, a detached house situated on a substantial site in Knocknavoddy, Furbo, Co Galway. This was the highest priced property in the action catalogue for July 3, guiding at €190,000 which still represented great value for a Co Galway home with ample space standing on over two acres. Viewings for the property were particularly strong over the course of the campaign, and the bids came in hot and heavy from nine parties. Bidding opened at €160,000 and, after 48 consecutive bids from various groups within the room, a sale price was reached and the hammer fell at €248,000.

At nearly €60,000 above the guide price, this Furbo property is a prime illustration that there is still a strong demand within the market for second hand homes in both the city and rural areas, and as new developments are slow to come on line, prices continue to increase and finance approved couples and investors snap up properties quickly as they come to the market.

O’Donnellan & Joyce's next live property auction takes place on Friday July 24 at 12 noon in the Harbour Hotel, Galway where interested buyers have the option to bid online, over the phone, or to be present in the room.
