DNG Maxwell Heaslip & Leonard leads the way for new homes

DNG Maxwell Heaslip & Leonard’s new homes division has experienced a hugely successful 2019, recording strong sales results throughout a very busy year. While the Galway market had seen the first real signs of much awaited new homes beginning to come to the market in 2018, the full impact was felt this year.

Having been appointed as the preferred sales agent on a number of prestigious new developments, DNG Maxwell Heaslip & Leonard’s new homes division has seen significant growth resulting in a large number of sales during 2019. After successfully launching a number of stunning showhouses across a number of new developments, the new homes team have been kept extremely busy with record numbers of prospective buyers routinely turning out to view throughout the year. With price points to suit all buyers and budgets, the new homes team brought a diverse range of properties to the market, with the successful launch of Breacán on the Letteragh Road, Ross Allta in Rosshill, and An Fuarán in Oranmore, with many satisfied buyers having already collected their keys, happy to be celebrating Christmas 2019 and welcoming the new decade in their new homes.

Delighted with the success of 2019, the new homes division, led by Mairead Leonard, already has plans well under way to launch some exciting new developments in early 2020. “We are very excited to be in a position to build on the success we achieved in 2019 and are looking forward to the launch of our upcoming projects," Mairead Leonard said. "We are thrilled to be working closely with a number of high profile developers, who have provided us with a platform to merge our unrivalled knowledge and expertise in this area, which has resulted in phenomenal success. We believe that our hands on, inclusive approach, along with a streamlined and clear vision in this sector, has been instrumental in our success and we look forward to building on this into the new decade.

"Demand for new homes from first-time buyers was, of course, made far more appealing with the aid of the help-to-buy scheme, which made the purchase of a newly-built home that bit more attractive than a comparable second-hand property," she added. "Designed to assist first time buyers in accumulating their deposit, this incentive may give you a rebate of income tax and deposit interest retention tax, up to €20,000, which in a lot of cases was the difference between a new home being affordable or not. While originally due to expire in December 2019, the Government’s extension of this scheme until December 2021 is most welcome and will continue to assist first time buyers to attain their dream new home for the near future. With all of the major banks and financial institutions now lending again, the marketplace is now predominantly occupied by mortgage approved buyers who are keen to purchase as opposed to renting. With a marked increase in the number of new homes due to begin construction, we expect sales across our new developments to be extremely active throughout the forthcoming year."

The city based agent has also seen an increase in current homeowners seeking to upgrade and “empty nesters” looking to downsize to more energy efficient homes. Co-ordinating both the sale of their current home and the purchase of a new home can be a daunting task for many. However the residential sales team at DNG Maxwell Heaslip & Leonard, driven by James Heaslip, have successfully acted for numerous clients in the past year to achieve this, alleviating the stress involved.

“We are really delighted with the way the past year has gone," James Heaslip said. "The impact of Brexit and a steadying-off in the overall economy took its toll on the market, however we managed to steer our way through some tricky waters and our hands-on approach with each sale saw us get the required results. With over 100 new homes sold in the past year, and plans already afoot to launch over 175 new homes throughout 2020, we are hoping to keep progressing in the right direction. It is really exciting to see such an array of new builds coming in 2020 to areas such as Rahoon, Barna, Salthill, and Rosshill, and with a further 130 already in the pipeline for 2021, the new decade looks its going to be busy.”

The staff and management at DNG Maxwell, Heaslip & Leonard thank all existing clients for their continued support throughout 2019 and look forward to meeting these and many more into 2020 and beyond.
