Last Friday saw one of Galway's leading auctioneers, DNG Maxwell Heaslip & Leonard, continue its unrivalled success. With a range of properties throughout Galway city and county, Sligo, and Roscommon, the city based auctioneer re-affirmed its strike rate on the auction floor with 85 per cent of properties selling on the day.

James Heaslip MIPAV, who conducted the auctions on Friday, said: “Our results reflect the work we put into every auction. We keep our lot numbers low in order to provide a first class service to all our vendors and to make sure every property gets the attention it needs in the run up to the auction.

“It’s always been our policy to make sure every property gets the maximum exposure possible and attention to detail is a priority," he added. "We always know when we bring a property to the auction floor that we have done all we can in the lead up to the auction — and more often than not, this results in the property selling.”

Friday’s auction lot order featured 14 lots, with two late postponements leaving 12 lots being brought to auction on the day. Heaslip was a busy man within the first five minutes of commencing the auction, with the gavel being lowered on the first five lots in quick succession. Lot 1, No 49 Rivercrest, Tuam, saw 15 bids, from an opening bid of €35,000 to the sale price of €63,000. A mere seven bids saw Lot 2, No 26 Dun na Coiribe, sell for €237,000, while The Old Mill apartments in Roscommon and Apt 18, Block A, City Gate, Sligo, took just one bid each to reach their respective reserve prices and the gavel was lowered.

Lot 5, No 3 Snipe Lawn, was probably the most talked about lot of the day with a series of intense bids from a number of keen potential buyers unwilling to let the prize go. Opening at €345,000, Heaslip negotiated the bidders on the floor through a total of 29 bids until finally lowering the gavel at a significant €465,000, indicating the strong demand for centrally located properties in the city. Similarily, Lot 8, No 16 Ruxton Court, showed that demand for a city centre apartment will always be strong, with the property selling at a price of €192,000.

Another gem to come to the auction floor was No 3 Sea Road, a terraced house located in Galway’s popular West End, just a stone’s throw from the city centre. Having an AMV of €160,000 and an opening bid of the same amount, the bidding moved swiftly in mainly €10,000 increments and just nine bids later the property sold at a price of €240,000. Lot 12, a detached property in Furbo village, was the last to sell on the auction floor at a price of €148,000, while the sale of two further properties were agreed immediately after the auction.
