O’Donnellan & Joyce records €5m in autumn auction sales

O’Donnellan & Joyce auctioneers recorded €5 million in auction sales on Tuesday in its Wild Atlantic Way autumn auction. The auction took place in the Harbour Hotel to a full house of keen buyers. There was standing room only for the prospective owner occupiers and investors, who were given a tremendous selection of property to choose from, especially in Galway city.

Colm O’Donnellan commented: “It was another great day in O’Donnellan & Joyce’s auction rooms at the Harbour Hotel where close to 60 properties were put under the auction hammer. There was tremendous interest, especially in Galway city properties. Properties such as St Isadore’s in the Nurseries on Taylor’s Hill sold for €525,000. One of the highlights of the afternoon was a house in Glenard Avenue which sold for €520,000. There was huge bidding on that property. Also investment properties throughout the city such as 45 Dun Aengus on the Docks, a four bedroom terraced property, sold for €350,000 after strong bidding from a number of interested purchasers. There was great value for buyers particularly outside town, but there is very strong interest in Galway city at the moment.”

The main highlights of the day are listed below.

St Isadore’s, The Nurseries, Taylor's Hill, Galway

The first property up for sale, with joint agent Paddy Flynn of Galway Real Estate, was a detached bungalow known as St Isadore’s. On a private site with mature, private, garden and overlooking a green space in the always popular address of The Nurseries, Taylor's Hill, this property had an AMV of €400,000. Three bidders chased the property with intent and within five minutes it was sold for €525,000 to tumultuous applause from the huge attendance.

No 45 Dun Aengus, Dock Street, Galway

A spacious four bed townhouse ideally located in Galway city docklands and only moments’ walk from Quay Street, this fabulous investment property generates excellent rental income year round and had an AMV of €250,000. Bidding was in increments of €5,000 with bids coming from all over the auction room until the hammer fell at €350,000 to rapturous applause.

No 20 Glenard Avenue, Salthill, Galway

This semidetached house presented in showhouse condition with living, kitchen, dining, utility, five bedrooms, four en suite, bath, and wet room, a superb garden with shed, mature trees, and raised patio area, was described by the auctioneers as a home for life. It came to the market with an AMV of €475,000 and after two bidders battled it out, Colm O’Donnellan dropped the hammer at €520,000.

No 15 Cruachan Park, Rahoon Road, Galway

This was a large five bed semidetached family home with a cobbled forecourt and ample off street parking. On good bus route and equidistant of Knocknacarra and Westside shopping centres, it came to the market with an AMV of €285,000 and sold at €295,000.

No 3 Beach Avenue, Galway

An incredible opportunity to acquire a property situated in a traffic free cul-de-sac just off the ‘golden mile’ in Salthill. Character laden and full of charm, this delightful home sold in the auction room at €220,000.

No 32 Grattan Park, Grattan Road, Galway

A fine detached four bed house with plenty of parking and a south facing aspect, only minutes from Salthill Promenade. Galway city centre is just a 10 minute stroll away via The Claddagh. This excellent family home came to auction with an AMV of €450,000 and, after two couples interchanged bids, one delighted couple bought it for €475,000.

No 16 Shantalla Place, Shantalla, Galway

Another character filled home retaining many of its original features, this four bed property close to NUIG and UHG had an AMV of €295,000. A great starter home, it sold to a young couple for €320,000.

No 51 Castlelawn Heights, Headford Road, Galway

This three bed semidetached owner occupied home located approximately 2km from NUIG and UHG and convenient to all main routes into Galway city had an AMV of €198,000. Bidding opened at €190,000 and quickly rose in €5,000 increments before slowing to €1,000 bids and finally sold for €246,000.

Nos 7 and 8 St Benin’s Terrace, Old Ballygaddy Road, Tuam

One the of the genuine highlights of the autumn auction which generated a lot of enquiries, was two semidetached houses for sale in Tuam, on the main Galway/Mayo road (N17 ), only minutes’ walk from the town centre. They were in need of full modernisation and refurbishment but offered a worthy development project for an owner occupier or investor. These properties had an AMV of €30,000 each and sold for a staggering €133,000.

Dunmore House, 3 Taylor’s Hill, Galway

One of the gems for sale on Taylor's Hill, this detached eight bed family home on a site of just less than an acre had two one bed apartments to the rear and was just strolling distance to the city centre and local schools. The house was withdrawn at €565,000 but is under active negotiation.

An tSean Cheibh, Kilronan, Inis Mor, Aran Islands, Co Galway

Located just off the harbour, An tSean Cheibh is one of the most prominent commercial properties in Kilronan. The property came to the market in four lots with Lot 1 comprising the restaurant/takeaway with an AMV of €175,000. Lot 2 was a substantial development site neighbouring An tSean Cheibh with an AMV of €100,000, and Lot 3 was a small cottage with an AMV of €25,000. Lot 4 was a combination of Lots 1, 2, and 3 with an AMV of €300,000. The properties were offered individually and a price of €375,000 was achieved, and then the combination of all three lots was offered together where bidding increased dramatically where five interested parties, including two overseas phone bidders, bid intensely in increments of €5,000. Bids were fast and furious and it was sold for €505,000 for a delighted vendor.

Development site at Nos 26 and 34 Nuns Island

A high profile, landmark development site at Nuns Island with full planning permission for the development of a boutique hotel and offices space, Nos 26 and 34 Nuns Island are two dilapidated buildings facing onto Nuns Island and overlooking the canal respectively. The planning permission is for a mixed use development of approximately 374.15sq m of office space along with a three storey boutique hotel of approximately 384.4sq m. The AMV was €700,000 and two bidders interchanged bids until it was sold at the reserve price of €700,000.

No 62 Gleann na Ri, Renmore, Galway

A two bed second floor apartment within 5km of Galway city centre, close to GMIT, within walking distance of all amenities and services and on an excellent bus route, this was an ideal starter home or investment property. The AMV was €85,000 but six individuals chased the property with intense bidding and it sold for €104,000.

No 208 Gleann na Ri, Renmore, Galway

A two bed first floor apartment of approximately 970sq ft, currently occupied in and a pooled rental system, generating gross rent of €700 per calendar month. This excellent investment property was being sold with tenants in place. With an AMV of €80,000, the property attracted a large number of investors and was sold for €92,000.

Unit 1 and Apt 4 Treanrevagh House, Ballygar Road, Mountbellew, Co Galway

This ground floor retail unit with apartment overhead was for sale with tenants in place. The ground floor unit, currently in use as a barber's shop, was an ideal investment opportunity. The AMV was €40,000 and several individuals chased the property, which eventually sold for €67,000.

No 2 Mons Terrace, Breaffy Road, Castlebar, Co Mayo

This three bedroom semidetached residence with off street parking, built c1950, required extensive renovation. Accommodation comprised kitchen, living room, three bedrooms, and a bathroom. An ideal investment opportunity, it came to the market with an AMV of €50,000 and sold for €70,000.

No 7 Clare Street, Ballyhaunis, Co Mayo

A two bedroom mid-terrace residence located in the centre of Ballyhaunis. This property requires total refurbishment and upgrading throughout. The AMV was €22,500 and it sold for €33,000.

Raceview House, Monivea Road, Galway

This large four bed detached two storey property fronts on to the Ballybrit Road and is directly opposite Cuirt na Rasaí student development. The property, which is in need of some cosmetic upgrading, would make an ideal family home or investment property. It came to the market with an AMV of €350,000 and was withdrawn at €300,000, and is under active negotiation.

No 86 Flaxfields, Convoy, Co Donegal

The first of the Donegal properties to be placed for sale on the day, this three bed semidetached home close to the village centre was constructed in 2005. It came with off street parking and gardens to the front and rear. An ideal starter home with an AMV of €55,000, it sold for €60,000.

Nos 53 and 54 Gort na Coiribe, Headford Road, Galway

Two superbly located four bed mid-terrace residences over three floors, side by side and located within walking distance of NUIG, shopping centres, and all local amenities. This was another great investment opportunity as they are currently let for the student academic year 2016/2017. These student accommodations can be used by the owner throughout the summer months (June, July, and August ). They came to the market with an AMV of €235,000 each. No 53 attracted six investors from outside Galway. Bidding commenced at €200,000 and increased in increments of €5,000 until eventually the auctioneer's hammer fell at €260,000.

No 54 had five different bidders and sold for €270,000.

No 39 Fursey Road, Shantalla, Galway

Close to NUIG and UHG, this five bed semidetached house is within walking distance of the city centre and all amenities. Another great investment property with an AMV of €260,000, it was withdrawn at €240,000 and is under active negotiation.

No 204 Quay Mills, Kilrush, Co Clare

This modern two bed third floor apartment, located within a short drive of Kilkee Beach, would make an ideal first time buyer’s residence or a great holiday home. Overlooking Kilrush Harbour, it came to the market with AMV of €50,000 and sold on the button for €50,000 with two bidders.

No 102 Docklands, Belmullet, Co Mayo

This was a two bedroom ground floor apartment in the centre of the coastal village of Belmullet with beautiful beaches and scenic countryside. This apartment would be an ideal holiday residence with all amenities at your doorstep. The AMV was €35,000 and it is under negotiation.

No 7 Riverview, Quarry Lane, Boyle, Co Roscommon

This one bedroom apartment, located within a two minute walk of the town centre, was a gilt edged investment opportunity. With an AMV of €17,000, it sold for €23,000.

No 9 Riverview, Quarry Lane, Boyle, Co Roscommon

Located in the same block, this two bedroom apartment came to the market with an AMV of €22,000 and sold for €23,500.

No 14 Fortwell Court, Letterkenny, Co Donegal

This was a four bed terraced residence over three floors in the Fortwell complex just off the main street in Letterkenny. The property is currently rented and was being sold with tenants in place. It came to the market with an AMV of €30,000, and sold for €45,000.

No 14A Fortwell Court, Letterkenny, Co Donegal

This two bed apartment in the same complex, for sale with tenants in place, came to the market with an AMV of €20,000 and eventually sold for €30,000.

No 3 Ard Mhin an Iolair, Derrybeg, Co Donegal

This four bed detached residence, in need of some cosmetic improvement, was built circa 2007 with ample parking offering a lovely holiday home in a very scenic location. The AMV was €65,000 and, after 28 bids, it was sold for €94,000.

Unit 13 Temple Jarlath, Tuam, Co Galway

Spacious retail unit of approximately 690sq ft located in the heart of Tuam town centre. Tuam is a vibrant town and is located within a 30 minute drive of Galway city centre. This property would be ideal for office or retail use. It had an AMV of €50,000 and was withdrawn at €40,000.

Apartment 20 Temple Jarlath, Tuam, Co Mayo

This was sold prior to auction with an AMV of €68,000.

Lismihill, Killimor, Co Galway

This three bed detached bungalow on an elevated site with garage/stables to the rear is located approximately 4km from Killimor and 9km north of Portumna. The AMV was €100,000, and with five separate bidders it was eventually sold for €125,000.

Bunowen, Ballyconneely, Co Galway

This was a four bed detached house with a two bed annex to the side, located in a rural setting close to Roundstone village. This property would be an ideal holiday residence. With an AMV of €50,000, it was withdrawn at €40,000 and is under negotiation.

No 12 Camcor House, Railway Road, Birr, Co Offaly

A two bed second floor apartment five minutes’ walk of the town centre, this property would be ideally suited to an owner occupier or investor and was being sold with vacant possession. With an AMV of €65,000, it was withdrawn at €50,000 and is under active negotiation.

Cloonkeenkerrill, Colemanstown, Co Galway

This four bed bungalow with a builder's finish, extending to approximately 2,160sq ft, located 5km from Monivea, came with an AMV of €70,000. After intense bidding with three separate bidders, the hammer dropped at €86,000.

The auction room was packed to capacity with demand for Galway city properties exceeding expectations from both owner occupiers and investors. Also there was tremendous value for purchasers, particularly in rural locations where properties were being sold at enormous discount values.
