Maximum break at packed auction

It was a maximum break at a packed and very exciting auction last week when Colleran auctioneers sold all three properties and a snooker table.

The first property to be auctioned by Don Colleran was No 20 Blackthorn Park, Renmore, described as a three bedroom semi in need of some TLC. Originally quoting a guide price of €150,000 when first advertised, such was the interest in this property with almost 100 people viewing it, the guide price was constantly being increased as the auction approached to reflect the level of interest, but even this was to be exceeded. Bidding was a little slow to start with Don Colleran having to drop the price down to €140,000 before he got his first bid, but over the next five minutes seven people bid on this house in €5,000 bids, and it was not long before it reached €185,000 from where two women bid against each other before it was eventually sold at €192,000 to a young couple who received a round of applause.

The sale of the next property at No 6 Newcastle Court was very exciting, and at times most unusual. This was a first floor three bedroom apartment at the gates of University Hospital Galway, guiding €120,000. Described by Don Colleran as safer than money in the bank, he obviously hit a note with two bidders who did not give anyone else a chance to get involved. The bidding opened at €100,000 and the two bidders, sitting close to each other at the centre of the packed auction room, immediately got involved. The bids were coming so fast it became difficult to keep up, and at one stage the bidders started calling out their bids immediately after each other before the auctioneer had a chance to ask. Eventually, after 58 separate fast and furious bids between only two bidders, the apartment was sold for €205,000, an incredible 70 per cent more than the guide price. “This only confirms that people with money on deposit are once again looking towards property as a safe and secure home for their money,” said Don Colleran after the sale of this property.

The third property to be sold was a large four bedroom bungalow on a magnificent, mature 0.8 acre site in the exclusive development of Aughnacurra in Dangan. Although huge interest was shown in this property prior to the auction, on the day there was only one bidder and the property was purchased by Dermot Duncan solicitor, in trust, on behalf of his clients who certainly got exceptional value for such an exclusive home, which included a magnificent games room and bar with a full size snooker table which was included in the sale. Commenting after the auction, Don Colleran said his clients were very pleased and the auction proved that there is a very strong market for properties in good locations that are realistically priced.

The sale of No 20 Blackthorn Park had six underbidders and Colleran auctioneers is now anxious to talk to people in the Renmore area who might be thinking of selling as the company currently has a number of potential buyers.
