Three Claddagh properties go under the hammer tomorrow

A large crowd is expected to attend tomorrow’s auction in the auction rooms of O’Donnellan & Joyce in Mary Street when three properties in the Claddagh go under the hammer. It is very rare that such a selection of properties come to the market at the same time in the Claddagh, and especially in wonderful and much sought after locations like Beattystown and Frenchville. On offer tomorrow at the auction will be No 13 Beattystown, a site at No 13a Beattystown, and No 13 Frenchville. These are all wonderful properties with very realistic price tags so whether it is a property that is fully finished, a property that needs finishing, or a site to put your own stamp on, the choice is here.

The houses at Frenchville are ex-servicemen’s houses that were built at the turn of the last century and are full of character. They each enjoy large gardens both to the front and to the rear. The property at No 13 is a semi-detached residence built of block walls under a pitched concrete tiled roof with concrete and timber floors throughout. The house is on Grattan Road in The Claddagh, regarded as one of Galway’s oldest and most established residential areas. It overlooks South Park and enjoys wonderful views of Galway Bay and the Clare hills beyond.

The property has been refurbished and modernised, however there is still some finishing work to be done on the ground floor. You only have to look around the area to fully appreciate what can be done with these super homes. It is within a stone’s throw of the Claddagh basin, and the Claddagh church, and is within walking distance of Salthill and the city centre. Ground floor accommodation comprises entrance area, open plan living/dining room/kitchen, wc and whb. On the first floor are two double bedrooms and the main bathroom. There is a large garden to the rear with block shed for storage and boiler house.

The advised minimum value on No 13 Frenchville is €500,000.

Just around the corner from Frenchville on the left hand side is the outstanding No 13 Beattystown. Totally gutted recently and cleverly designed to make the most of the superb views, this has to be one of the most magnificent homes ever to come on the market in the Claddagh. It boasts breathtaking views over Galway Bay, the Clare hills, and Mutton Island, along with a host of luxury items not often found. This stunning home has been meticulously thought out with flair and taste in both architectural layout and interior design. With the sleeping accommodation on the ground floor and the living accommodation shrewdly positioned on the first floor to gain full advantage of the panoramic views, viewing of this property is a must.

Ground floor accommodation comprises reception area, entrance hall, two double bedrooms, one full bathroom en suite, one regular en suite, and a study area. On the first floor there is a hall, wc and whb, and a large open plan living/dining room/kitchen which extends to the full size of the first floor.

Outside there is a cobbled forecourt with off street parking, mature hedging and shrubs, a decked area to the rear with side entrance, and a large deck on the first floor extending from the living room. The AMV on No 13 Beattystown is €400,000.

A lovely secluded site at No 13A Beattystown comprises c0.15 acre. The site is accessed between No 12 and No 13 Beattystown. Advised minimum value on this site is €200,000.

The auction for all the above properties will take place tomorrow (Friday ) in the auction room at the offices of O’Donnellan & Joyce auctioneers, Mary Street, Galway.
