Residential property sales in the afternoon reached €4.5 million, with many first time buyers in evidence around the auction room such was the value on offer. In the morning €1.7 million in property sales was reached with cash buyers and investors Christmas shopping ahead of the December 31 capital gains tax deadline.

In a response to the demand by investors to purchase investment properties before year end, DNG Maxwell Heaslip & Leonard is working late into the Christmas season and will host its final auctions of the year on December 18. “Traditionally our November auction would be the last one of the year and we would wind down after that, but this year with the capital gains tax incentives, we see an increase in demand from both vendors and buyers so we are responding to this by holding what will be the final property auction of 2014 in the country on December 18,” said Fergal Leonard. With a recent surge in investor activity in the market place, the December auctions are likely to attract similar interest to the November auctions, with well-priced properties proving ever-popular.

It was John Huston’s wife Ricki, who first saw St Clarens, a large Georgian house, and gardens near Craughwell, Co Galway. She had been staying with Derek and Pat Trench at Woodford House for the Galway Races. When she heard the house was coming up for sale by public auction she went to check it out. Once owned by the O’Hara Burkes,* it was then a virtual ruin, and in the hands of the Land Commission.
