Permission granted for 40 Rochfortbridge housing units

Construction in Rochfortbridge got a bit of a boost recently as An Bord Pleanala upheld Westmeath County Council’s decision to grant permission for a 40 residential unit development.

A planning application was initially lodged with the local authority by Glascarn Builders Ltd back in June 2007 proposing that existing derelict farm sheds on the Dublin Road in Rochfortbridge, Westmeath, be demolished and be replaced by 40 new residential units. The units consist of a variety of three bed bungalows, two bed two storey units, three bed two storey terrace units, three bed two storey semi detached units, three bed detached units, two storey corner semi detached units with four and three bed units.

In January 2008, permission was granted by Westmeath County Council with 15 conditions attached. However, an appeal was then lodged by a third party, Rochfortbridge Development Group, in February 2008 against this decision.

According to An Bord Pleanala’s Inspector’s Report, the third party raised three issues which included: an objection to the provision of a link road through the site to serve other residential and industrial zoned lands to the rear of the site; an observation that sewerage services are almost at capacity; and that the water supply situation in Rochfortbridge is beyond capacity.

After careful consideration, the Inspector recommended that the planning board grant permission. The reason given for this decision was “that the development would not seriously injure the amenities of the area or of property in the vicinity and would not be prejudicial to public health and would be acceptable in terms of traffic safety and convenience. The proposed development would therefore be in accordance with the proper planning and sustainable development of the area”. An Bord Pleanala imposed a total of 14 conditions.
