Step 3: Stage your home to sell

When you are selling your home, change your mindset from “This is my home”, to “This is a commercial transaction I need to maximise my return on”.

In the vast majority of cases both partners purchasing a home are working full time and will not be keen on buying a property that needs a lot of work, simply because of time factors.

Be ruthless and follow the three golden rules: clean, declutter, and stage. This is the best advice you can get.

It is a good idea to get a skip and throw out all the things you have been meaning to for years, sort out clothing and see what you can give to a charity shop - it will feel great when it’s done.

Pictures tell 1,000 words – they sell homes – fact. All buyers look online when purchasing a home and more often than not it is the woman who starts the search – a bright, clean, tastefully decorated home will attract more viewings, sell faster, and for more money.

Getting your home ready need not be expensive – a coat of paint, a light discreetly placed in a dark corner, a mirror in a hallway, a rug to brighten a room, a picture on the wall, some soft furnishings all will help to make your home more attractive. Remember – what you spend on soft furnishings will be well worth it, and you can also take them with you to your new home.
