IAM Sold Property Auction – a successful year in auctions

As the year nears its end, IAM Sold Property Auction wishes all its clients a happy Christmas and prosperous New Year as the team review their year of auctions during 2017. The auction team are celebrating an impressive run of 15 successful public auctions across Connacht, Leinster, and Munster. The properties offered at these auctions ranged from family homes, investment properties, commercial buildings, and sites along with several successful sales of agricultural holdings. Auction manager Brian Christy was delighted to announce an annual 96 per cent sold rate on the 254 lots successfully sold this year.

Mr Christy noted: “Our auctions are aimed at the normal property market and not distressed sales which other auction companies have become well known for. With this in mind we are very proud to reach the 96 per cent success rate, our highest rate to date. We are also the only auction company in Ireland who do not have any entry or marketing fees to enter a property into auction, so the pressure is on us to ensure we get results for our clients.”

The company works with more than 150 partner agents across Ireland. Mr Christy added: “The success of our auctions is down to the large marketing campaigns we undertake in Ireland and abroad while also working in close partnership with our local partner estate agents. This combination of regional/national auction house in partnership with the local agent offers both access to the local buying pool and the broader reach the auction ensures.”

The Connacht Property Auction held five public auctions in the Menlo Park Hotel, Galway, this year with an overall sale rate of 94 per cent. The auction team have successfully sold properties in all counties across Connacht and continue to offer a broad variety of properties.

A selection of these recent sales include a property at Rosmalley, Westport, Mayo. This three bed detached property received significant interest and was sold for €495,000 in partnership with O'Malley Properties. In Galway, an unfinished three bed family home was offered for sale in partnership with Property Partners Emma Gill. Mossfort, Caherlistrane, received a number of bids at the live auction event and was sold for €132,000 to a delighted new owner. The auction team, in partnership with Gordon Hughes Estate Agents, sold a beautiful four bed in Carrick-on-Shannon, Co Leitrim. The property had strong local interest before it sold for €130,000. Another idyllic holiday home in Cootehall, Co Roscommon, sold in partnership with Bernadette Gallagher Auctioneers. Bids came forth briskly from several different parties at the public auction as well as from pre-registered phone bidders, before the hammer finally fell at €108,000. Meanwhile in Sligo a well located, two bed, semidetached property was sold in partnership with DM Auctions Ltd. The property at No 173 River Road, Cartron, had strong bidding at the auction and after some 35 bids the hammer fell at €86,000 some €36,000 above the guide price.

Elsewhere in country, the Munster and Leinster auction teams were also achieving strong results in their areas. Both held five public auctions throughout the year and finished with an impressive 96 per cent and 95 per cent sold rates respectively.

IAM Sold Property Auction is continuing to take entries for its online auctions which are ongoing, and has regular public auction events planned for 2018. With more than 90 per cent success rate in 2016 and 2017, the auction provider will be aiming for similar results in 2018.

The next public auction will take place on February 20 in the Menlo Park Hotel, Galway. Registration starts at 6.30pm.
