First time buyers avail of Help to Buy scheme in new development

Ashthorn Avenue, located in Headford, Co Galway, is a new development of spacious four bedroom, semidetached, homes. Representing excellent value for money, these energy efficient A-rated homes are both stylish and modern, yet at a price point that will not break the bank. Since launching to the market last month by joint selling agents, DNG Maxwell Heaslip & Leonard and Gerry Mullin auctioneers, Ashthorn Avenue has garnered much interest, while the fully furnished show house has been described as “just beautiful” and “absolutely perfect” by viewers.

Even better news for first time buyers is that the development qualifies for Revenue’s Help to Buy incentive. In short, the scheme is designed to help first time buyers purchase their new home by providing a refund of income tax and deposit interest retention tax (DIRT ) paid over the previous four tax years. The scheme is only open to first time buyers who purchase a new house to live in as their home. According to Fergal Leonard of DNG Maxwell Heaslip & Leonard, the scheme is a real help to first time buyers. “The maximum rebate is five per cent of the value of the property, so anyone who qualifies could potentially enjoy a rebate of €11,450 on a house here in Ashthorn costing €229,000," he said. "It really makes sense for first time buyers to go for a new build like these here in Ashthorn Avenue.” For more information on how to apply for the Help to Buy scheme, visit Revenue.ie

Located in the well-established town of Headford, Co Galway, just a 20 minute drive from Galway city, these houses represent a great opportunity to acquire a beautiful, modern, family home at an affordable price without compromising on quality. “Headford is a thriving town with national and secondary schools, Headford GAA Club, Corrib Rugby Club, Moyne Villa FC with astroturf pitch, and children’s playground, Joyce’s supermarket, and other local amenities on your doorstep,” said auctioneer Gerry Mullin. “Galway city is just 25km away and the improvements to the N84 have made this a mere 20 minute drive, while the town is also serviced by a reliable bus service with multiple daily buses to and from Galway city.”

Phase 1 of the new development at Ashthorn Avenue is well under way with the first homes due for completion imminently. The last few remaining properties in Phase 1 are The Ivy, measuring an impressive 1,675sq ft at a price of €229,000. “The size of these homes is one of the major benefits,” said Gerry Mullin. “It’s hard to find semidetached homes that equal them for space, luxury finish, and value for money.” Buyers can also enjoy the peace of mind of knowing that all the houses are covered by a 10 year structural guarantee.

The show house is open Wednesdays 7pm to 8pm and Sundays 3pm to 4pm, or by appointment with joint selling agents Fergal Leonard of DNG Maxwell Heaslip & Leonard on 091 565261, or Gerry Mullin auctioneer, Headford, on 093 36755. Visit www.ashthorn.ie for ebrochure and show house video.
