Immense success at O’Donnellan & Joyce auction

O’Donnellan & Joyce recorded the largest volume of auction sales this year to date, when it held its second Wild Atlantic Way property auction on Wednesday May 4. The company recorded €9 million in property sales on the day. Properties throughout the western seaboard from Galway to Donegal and Galway down to Kerry went under the auction hammer. The auction room in the Harbour Hotel, Galway, was packed to capacity with more than 700 people in attendance at the morning and afternoon sessions.

Colm O’Donnellan of O’Donnellan & Joyce auctioneers said: “There was a huge amount of interest locally, nationally, and internationally in the Wild Atlantic Way property auction, with incredible interest in properties in Galway city."

One of the highlights of the day was No 12 Presentation Road, a three bed, canalside property in the city centre which was brought to the market for the first time in 91 years as it had remained in the same family since it was constructed. O’Donnellan & Joyce was anticipating in the region of €390,000 for it. After a period of intense bidding, interchanged among five different clients, it was sold for €515,000 to a tumultuous applause from the packed auction room.

Immediately after the sale of No 12 Presentation Road, O’Donnellan & Joyce offered a detached house at Penrose, No 46 Dalysfort Road in Salthill. Located on a substantial site, this three bed bungalow attracted exceptional interest. With a reserve price of €475,000 and 90 bids in a period of five minutes, it was sold for €565,000.

Colm O’Donnellan added: "There were a lot of first time buyers in the auction audience on the day and a very nice house at 7 Coleman’s Road in Shantalla, which comprised a four bed mid terraced house, reached €320,000 where we were hoping to get between €240,000 and €250,000 for it." Another starter home at No 2 Castleview Court in Ballybrit was guiding €150,000 and sold for €184,000.

A modern three bedroom detached home with large west facing rear garden at No 44 Friars Hill was sold in the morning auction. The bidding opened at €190,000, and rose quickly in small increments, with the hammer falling at €240,000. A young buyer realised her dream of owning her first home when she bought No 9 Cuirt Na Trá, Salthill, a two bed townhouse with car space for €134,000.

Two city centre houses on Henry Street, close to bars and restaurants and nicely located on Galway’s “Left Bank”, had a number of interested parties chasing them. No 25 Henry Street, which needed renovation, was guiding €75,000 and sold for €122,000. Across the street, No 34 Henry Street, which was in excellent condition, had an advised minimum value of €197,000 and sold for €242,000. Anne Harding, sales agent of both Henry Street properties, said: “We had very happy purchasers and delighted sellers.”

Investors were also quick to pick up on the excellent value on offer around the city. A modern three bedroom duplex apartment located at No 7 Na Creaga on the Monivea Road, with an advised minimum value of €100,000, sold under the hammer at €118,000. A block of four apartments at Mullan Mor, Tuam Road, Galway, sold for €569,000, and a large house at St Gerard’s, 18 College Road, with planning for four luxury apartments and guiding €395,000, sold for €410,000.

Perhaps the high point of the afternoon’s proceedings was the sale of No 3 Averard East on Taylor's Hill. Bidding for this large detached family home in an exclusive residential area opened at €720,000 and quickly rose to €810,000 with three parties chasing the bids.

The morning auction session was very successful with the largest selection of properties for sale up and down the Wild Atlantic Way.

Lot 1 was a ground floor two bed apartment at No 2 An Pairc, Ennis, Co Clare, which sold for €70,000. Lot 2 was No 24 An Pairc, Ennis, another ground floor two bed apartment, which sold for €65,000; and the final unit in that development, Lot 3, No 25 An Pairc, a ground floor two bed apartment, sold for €77,000.

Lot 4, Hession House, Foster Place, Tuam, Co Galway comprising three self-contained apartments and one office unit, sold for €90,000.

Lot 7 was an apartment at No 111 City Campus Suite, a four bed in a student accommodation complex in Limerick, which sold for €110,000.

Lot 8, two apartment units at Nos 1 and 2 Dun Na hInse, Ennis, Co Clare, in need of total refurbishment, sold for €61,000.

Lot 9, land of approximately 1.5 acres at Ballina Road, Swinford, Co Mayo, sold for €51,000.

Lot 10 was a modern three bed apartment at No 7 Na Creaga, Ballybrit, Galway, which sold for €118,000.

Lot 17 was a one bed apartment at No 9 Cul Gara, Teeling Street, Ballina, Co Mayo, which sold for €42,000.

Lot 18 comprised a two bed apartment at No 13 Cul Gara, Teeling Street, Ballina, Co Mayo, which sold for €46,000.

Lot 19, a retail unit of approximately 800sq ft at No 2 Teeling Street, Ballina, Co Mayo, sold for €40,000.

Lot 20 agricultural land of approximately 18 acres at Bunatober, Corrandulla, Co. Galway sold for €98,000.

Lot 24, a ground floor industrial unit with mezzanine level at Shannon Road, Portumna, Co Galway, sold for €50,000.

Lot 25, Main Street, Ballinrobe, Co Mayo, a commercial unit of approximately 1,500sq ft located opposite Bank of Ireland and AIB, sold for €50,000.

Lot 26, land at Rampart, Dungloe, Co Donegal, sold for €5,000.

Lot 30, an industrial unit of approximately 535sq m at Brookeville Avenue, Swinford, Co Mayo, sold for €57,000.

Lot 32, a development site at Doon, Co Limerick, sold for €40,000.

Lot 33, No 44 Friars Hill, Bishop O'Donnell Road, Galway, a three bed detached home with large west facing rear garden, sold for €240,000.

Lot 34, a site of 0.8 acre at Ardeelan Upper, Rossnowlagh, Co Donegal, sold for €25,000.

Lot 35, a site 0f 0.6 acre at Alla, Rossnowlagh, Co Donegal, sold for €10,000.

Lot 37, a site of 1.1 acres at Powellsborough, Tubbercurry, Co Sligo, sold for €5,000.

Lot 38, in Dunlo Street, Ballinasloe, Co Galway, comprising a ground and first floor unit of approximately 2,000sq ft, with two three-bed apartments and one two-bedroom apartment overhead, sold for €100,000.

The finale of the morning auction session was three office units in Carmody Street in Ennis. Lot 39 comprised Unit 2 Carmody Business Park, which sold for €135,000. Lot 40 was Unit 3 Carmody Business Park, which sold for €110,000, and Lot 41, Unit 6 Carmody Business Park, sold for €105,000.

The afternoon auction session was almost entirely Galway properties. Lot 1 was No 12 Presentation Road, Galway, the city centre mid terrace which sold for €515,000.

Lot 2 comprised the double bay single storey house at Penrose, Dalysfort Road, Galway, which sold for €565,000.

Lot 3 was No 7 Coleman’s Road, Shantalla, Galway, a four bed mid terrace property which sold for €320,000.

Lot 4 at 3 Averard West, Taylor's Hill, Galway, a large detached family home, sold for €810,000.

Lot 5 was No 11 Barr Na Carraige, Fort Lorenzo, Galway a detached four bed which sold for €320,000.

Lot 8, a two bedroom townhouse at No 9 Cuirt Na Trá, Upper Salthill, Galway, sold for €134,000.

Lot 9 was the four bed dormer bungalow at No 2 Castleview Court, Ballybrit, Galway, which sold for €184,000.

Lot 10, a lovely four bed dormer bungalow with lake views at Kilnadeema, Loughrea, Co Galway, sold for €180,000.

Lot 11, another highlight of the afternoon auction, was No 9 Upper Canal Road, Galway, which sold for €550,000.

Lot 13 comprised four apartments being sold as one lot at Nos 1, 2, 3 and 4 Mullan Mor, Tuam Road, Galway, which sold for €569,000.

Lot 15 was a fine four bed detached house at No 32 Grattan Court, Salthill, Galway, which sold for €400,000.

Lot 16, situated on the corner of Knocknacarra Road, Rockfern, Kingston Road, Galway, sold for €540,000.

Lot 17 was great value for No 31 Shantalla Road, Galway, which sold for €276,000.

Lot 19 the only non-Galway property at No 65 Springvale, Tubbercurry, Co Sligo, a three bed semi in lovely condition, sold for €53,000.

Lot 21 was St Gerard’s, 18 College Road, Galway, a detached home with benefit of planning for four luxury apartments, which sold for €410,000.

Lot 17, a luxurious three bed semidetached house at No 3 Cuirt Na Cora, Tuam, Co Galway, sold for €130,000.

Lot 22 was No 12 New Avenue, Shantalla, Galway, a mid-terrace house which sold for €200,000.

The final two lots which attracted a lot of attention and intense bidding were Lot 25, a two bed mid-terrace home at No 34 Henry Street, Galway sold for €242,000; and Lot 26 was No 25 Henry Street, Galway which need total renovation, sold for €122,000.

Another sale of note was the split level bungalow at Calla, Roundstone, Co Galway, which sold prior to auction for €300,000.
