Something for everyone in the Property Partners Maxwell Heaslip & Leonard May auction

Continuing on from its successful spring auctions, progressive property firm Property Partners Maxwell Heaslip & Leonard has announced the first of its upcoming summer auctions. The company’s latest offerings to go under the hammer comprise a diverse mix of properties which will appeal to all sectors of the market in what auctioneer James Heaslip says will be an engaging event. “All the properties which we are promoting will offer a mix which will appeal to a range of buyers from across the spectrum,” he said. “As usual, the one thing that the properties have in common is that they are very attractively priced. Our vendors are aware that we have unrivalled results and have bought into the mantra that in order to sell at auction, properties must be priced keenly. Our recent auctions show this is the case and as long as a property offers good value then we will sell it.”

No 17 Cookes Terrace, Bohermore

The first property to be offered to the market is No 17 Cookes Terrace in Bohermore. Part of a long established residential development, No 17 offers easy access to the city centre and is within close proximity of numerous business parks and all amenities. Comprising approximately 1,250sq ft, this spacious end of terrace property has been extended, refurbished, and has PVC double glazing and oil fired central heating. In excellent condition, this three/four bedroom property is well presented and superbly laid out. “Credit to the owners of the house, this is as good as they get,” said selling agent James Heaslip MIPAV. “They used the space they had really well and were clever with the extension. The property has a really good flow and the whole house has a bright and spacious feel to it. For first time buyers looking for a city centre home, this will tick all boxes with all mod cons, off street parking, and a decent back garden. It’s reasonably low maintenance and this, we expect, should also attract the investors out there looking for value for money.” An attractive AMV of €149,000 represents excellent value. Open viewings will take place every Saturday between 12 noon and 1pm. Sharon Gardiner of CP Crowley & Co solrs, Augustine House, Merchants Road, Galway, will be handling the carriage of sale.

No 2 Fr Griffin Place

The second property to go under the hammer will be No 2 Fr Griffin Place, just off Fr Griffin Road. Situated in one of the city’s most sought after areas, this detached property is located on the edge of the city centre and offers an opportunity to acquire a superbly appointed house in a quiet residential enclave. In need of some modernisation, this two storey house has great potential and could be further extended should it be required. No 2 is set back off the street with a large front garden and a west facing rear garden. This, according to agent Alan Maxwell MSCI, MRICS, is a gem which offers untold possibilities. “This location will appeal to all potential buyers who are looking for a property where they can exit the front door and have a very short walk to the heart of the city,” he said. “Within five minutes’ walk it is possible to be strolling along Salthill Promenade, arrive at NUIG or UCHG, or better still, enjoy the delights of Quay Street and all that the city offers. Without spending a large amount, this could quite easily be updated into a beautiful family home. All properties that come for sale in the Claddagh/Fr Griffin Road area are always sought after, and even more so the fact that this is one of only a limited number of detached houses in the area. Notwithstanding that, this property is being offered to the market with an extremely attractive AMV of €260,000.”

Open viewings will take place every Saturday from 1.30pm to 2.30pm and private viewings can be arranged through the sole selling agents. Peter Casserly, Wm F Semple solicitors, Lough Corrib House, Waterside, Galway, is handling the carriage of sale for this outstanding property.

Oranmore village

The third offering to the market is a two storey detached residence on approximately 0.9 acre of land in Oranmore. The house and mature grounds are situated on the Dublin Road near the Lios na Croi estate and the Oranmore GAA grounds and just off the main Galway-Limerick road. While the house is in need of refurbishment, the large site offers great potential and is being sold with the benefit of further development potential due to its village residential zoning in the 2012-2018 Oranmore Draft Local Area Plan. The existing house has approximately 1,800sq ft of living space. “This is a special property,” said Fergal Leonard MIPAV, who is handling all enquiries for this property. “Most properties this close to Oranmore village haven’t got the potential this property has having such a large site. As well as offering an outstanding opportunity to purchase a family residence with boundless potential, it has the added attraction that somewhere down the line it will have further development uses. It is no secret that Oranmore is one of the most desired locations in Galway and as well as being within a few hundred metres of the village centre and all amenities, it’s got a great aspect and is extremely well priced.”

The AMV is €200,000, and viewings are by appointment with the sole selling agents. The solicitor with carriage of sale is Pascal Mullery of Mullery solicitors in Woodquay, Galway.

No 12 O’Conaire Road

The fourth property to be auctioned is a very well apportioned semi detached home at No 12 O’Conaire Road, Shantalla. Part of one of Galway city’s longest established residential estates, this delightful residence has been totally modernised and is in walk-in condition. You could not ask for a more convenient location with all amenities within a very short stroll. There are both primary and second level schools within a five minute walk and the city centre is just 10 minutes from the front door. “It really does have it all when it comes to location,” said agent James Heaslip. “Shantalla has always been a popular area and for those first time buyers who want a home in a settled residential community, then they need look no further. It’s so close to everything, that it's quite conceivable that the new owners may have no need for a car, or at worst would need to be a one car unit, which in today’s cost conscious world is a huge saving.” No 12 is being sold to include all mod cons and includes double glazing and oil fired central heating. There is private off street parking and, with the larger than normal site, there are options for extending. A southwest facing rear garden enjoys the summer sunshine and mature hedges ensure totally privacy. This property is being offered at what is a very attractive advised minimum value of €135,000 and open viewings will be on Saturdays between 3pm and 4pm. The solicitor with carriage of sale is Brian D O’Brien, 23 Main Street, Swords, Co Dublin.

No 10 Ballybane Village

Lot five will see No 10 Ballybane Village off the Ballybane Road be offered for auction. Built as part of a regeneration programme for the area, the Ballybane Village neighbourhood scheme is a mixed commercial and residential complex on the eastern outskirts of the city.

The local library and health centre complement the scheme and the residential units, all at upper floor level, offer commanding views over Galway Bay. Number 10 is a duplex unit with two large bedrooms and is fully furnished. Both bedrooms are en suite and there is a downstairs wc. Unlike other Section 50 schemes the rents are not pooled and management fees are at highly competitive levels. The property is a very short walk from GMIT and this property would make an excellent investment with expected yields in the region of 10 per cent, which is certainly attractive. The property could easily accommodate four students or a small family. Alan Maxwell, who is handling the sale, said: “We are confident that this property, at such an attractive guide price, will undoubtedly attract interest from investors or people who may have children at GMIT. With an AMV of €60,000, it would be foolish for any potential investor to pass it by.” Viewing is by appointment only and the solicitor with carriage of sale is Pat Sheehan of Sheehan & Co, Augustine Street, Galway.

No 4 St Anthony’s Place, Woodquay

The sixth and final lot being offered for sale is No 4 St Anthony’s Place in Woodquay. As city living goes it is hard to be more central than St Anthony’s Place, and this two bedroom townhouse is a stone’s throw from just about everything. Right at the heart of the city, the Town Hall Theatre is on your rear doorstep, as is the courthouse, and NUIG is within strolling distance. Ready for occupation, the ground floor is divided into two living rooms and a bathroom with two bedrooms and a wc at first floor level. The rear yard has great potential and could either be used to extend the house or just used as a little courtyard garden. The expectation is that this property is going to appeal as a starter home or as an investment property and its proximity to the courthouse will surely catch the eye of any legal eagles looking to base themselves close to work. The AMV of €145,000 is very realistic for a property which will always retain its earning potential even in the worst of times. Open viewings will be held on Saturdays from 1.30pm 2.30pm. The solicitor in this sale is Pat Sheehan of Sheehan & Co, Augustine Street, Galway.

The auction for the above properties will take place on Friday May 4 at 3pm in the Imperial Hotel, Eyre Square, Galway.
