Salthill gem a winner at auction

The Imperial Hotel, Eyre Square, was a flurry of activity last Friday for the spring auction held by Property Partners Maxwell Heaslip & Leonard. The first floor lounge, overlooking a sun kissed Eyre Square, was alive with the vigour of the spring season and in keeping with the glorious sunshine, the auction team were full of enthusiasm for the day’s auctions. Learning from the experiences of the last auction held by Property Partners Maxwell Heaslip & Leonard in November, bidders arrived early and the room filled up briskly so that by 3pm when auctioneer James Heaslip MIPAV took to the floor only standing room remained.

As expected, it was No 22 Ard Na Mara in Salthill which attracted the majority of bidders on the day. Part of a long established residential development, No 22 is set in a quiet cul-de-sac with no through traffic and offers easy access to the city centre, while within close proximity of excellent recreational and leisure facilities. Comprising approximately 1,150sq ft including an adjacent garage, this wonderful starter home is in need of some modernisation but does include PVC double glazing and oil fired central heating. Bidding on the property was brisk and within a matter of minutes auctioneer James Heaslip lowered the gavel and sold No 22 Ard na Mara at a price of €230,000.

“We guided an AMV of €220,00 on this property which was an accurate and realistic price for this property, which is superbly located but in need of additional investment to create a warm and comfortable family home,” Mr Heaslip said following the auction. “Salthill is a great area which has always been much sought after and this property offers a chance to be part of a quiet, well established community in a secluded cul-de-sac.”

The third property to go under the hammer was Kilkyla in the mature and attractive estate of Pollnarooma in Salthill. Positioned immediately adjacent to Galway Golf Club and just a short walk from Salthill Promenade and Blackrock diving tower, it is hard to think of a more attractive location. With the bidding falling short of the reserve price for this property, auctioneer James Heaslip advised the floor that he would withdraw the property from the market and deal subsequently with the highest bidder only. Good to his word, Kilkyla was withdrawn from the market at €450,000, however following a period of negotiation immediately after the auction, the sale was agreed before close of business.

“Both vendor and purchaser went home happy on Friday afternoon, after agreeing the deal for what is simply one of the best addresses in Galway,” Mr Heaslip said.

The two other properties for auction on the day, the detached dormer located in Killanin, Roscahill, and No 6A Devon Park, Salthill have now been sold. One of the great benefits of auctions, according to Alan Maxwell MIAVI, is that “even if a property fails to sell at the live auction, frequently the sale is negotiated either immediately after the auction of during the following days. For example, in our November 2010 auctions, three of the five properties were sold at auction, however the remaining two have subsequently been sold.”
