Summer auctions set to brighten the market

Galway city based agent Property Partners Maxwell & Heaslip is preparing for the second of the summer auctions tomorrow in the Imperial Hotel in Eyre Square. Four more properties are expected to fall under the hammer in what is expected to be a busy afternoon for the local agents.

The second of the summer auctions will see four completely different properties go under the hammer in what director James Heaslip promises to be a hectic afternoon.

The first property to go under the hammer offers a wonderful chance to acquire a bungalow residence in a secluded, picturesque, location just a short distance from Galway city and all its amenities. Cloonmore, Roscahill, is just a short drive from Moycullen village which has grown in recent times to include some of the finest shops, restaurants, and facilities. The area is predominantly rural and is also a five minute walk from Lough Corrib and the public pier at Knockferry, giving easy access to some of the finest fishing in Europe. This four bedroom bungalow, which was built three years ago, has everything to offer as a family home or would make the perfect bolt hole in the west to get away from it all. The property has been built to a high standard, and has all mod cons along with a spacious mature garden area. Two of the four bedrooms are en suite and there is a lovely conservatory and patio area to the rear. Director Alan Maxwell, who is handling this sale, commented: “With an advised minimum value of €250,000 it would be hard to envisage being able to buy a site, obtain planning permission, and build at that sort of money.” Louise McGovern of Margetson & Greene solicitors, Dublin, will handle the carriage of sale.

The second property to be offered to the market will be No 2 Radharc Na Farraige, part of a delightful small development in a quiet, attractive, setting, featuring cobblelocked access roads and no through traffic. Appealing in a large way to both first time buyers and families, this area combines relative ease of access to the city with close proximity to excellent recreational and leisure facilities, and benefits greatly from its close proximity to the beautiful Silver Strand, Barna Woods, and Rusheen Wildlife Reserve. Alan Maxwell, who is also handling the enquiries for this impressive home, said: “There is plenty of space for a growing family and having everything on one level is a boon for families with both younger and older members. The fully enclosed back garden is both sunny and private, and a nice touch is the wide double access gate to the side, allowing for secure off street parking.

“It really is unbelievable value with an AMV of €295,000. At this kind of money it offers an opportunity for the first time buyer to skip the traditional starter home and go straight into a family residence in an excellent location.” Damhnait McLoughlin of DM O’Connor solicitors, Cross Street, Galway, will handle the carriage of sale.

The third property being offered to the market is No 7 Nuns Island. Dating from the 19th century, this beautiful three storey residence has been very well maintained over the years, with some wonderful original features and a rear garden which backs directly onto the swiftly flowing Corrib as it surges towards O’Brien’s Bridge and the open sea.

“Properties such as this rarely come to the market and I believe it will appeal equally, as a perfectly kept family home or as a fine property suitable possibly for commercial usage,” said James Heaslip, who will handle the sale. “We have had a huge amount of viewings but that’s not surprising considering the stunning aspect and great location.” The AMV is €495,000 and the solicitor handling the carriage of sale is Michael Molloy of Blake & Kenny solicitors, 2 Francis Street, Galway.

The final offering to the market is a site situated in one of the city’s most sought after residential locations at Rockbarton North in Salthill. Having recently been granted outline planning permission for a detached house, this is one of two sites which are surrounded by mature trees and are located just off Salthill Promenade and within walking distance of Salthill. All indications are that a substantial detached home will be allowed on the large site which comprises c0.33 acre.

“This is a truly outstanding site and with the outline planning permission that’s now on the plot, it makes this a very attractive proposition for anyone wishing to build their own home which they can design and put their own stamp on,” said James Heaslip, who is also handling this sale. “The fact that everything a family could want regarding amenities is all within a stone’s throw will surely attract a lot of interest. Leisureland, Galway Golf Club, Salthill GAA Club, the Prom, Blackrock, good restaurants, pubs, shops, it’s all there!.”

The AMV is €700,000 and Michael Molloy, C/O Blake & Kenny, Francis Street, Galway, will handle the carriage of sale.
