Great success for O’Donnellan & Joyce at first auction of 2023

On Friday February 24 at 12 noon, auctioneer Colm O’Donnellan welcomed people into the auction room in the Harbour Hotel, Galway, and online on the O’Donnellan & Joyce company website and social media platforms, for the company's first auction of 2023 which was broadcast live by Brandt Studios.

There was a superb mix of residential and commercial properties up for grabs on the day. It was a day of frenetic bidding across many lots and a number of strong sales, demonstrating that demand remains high for properties in the west. Many properties performed exceptionally well at the auction, exceeding well over their reserve price, and some of the remaining lots are now under offer.

Commencing at 12 noon last Friday, bidders viewed the auction in person at the Harbour Hotel Galway and from the comfort of their own homes while bidding by telephone, proxy, internet, and in the hotel. Some of the successful sales on the day include the following.

Lot 3: No 7 Taylor's Hill Court, Rosary Lane, Taylor's Hill, Galway

No 7 Taylor's Hill Court was an impressive two bed end-of-terrace property offered to the market in one of the best locations of Galway, with Salthill village and promenade only strolling distance away. The property offered spacious accommodation over three storeys and attracted a lot of interest before the auction. Bidding on this lot commenced at the AMV of €330,000 and quickly concluded at a sale price of €345,000.

Lot 5: No 57 Fr Burke Road, The Claddagh, Galway

Perfectly positioned only moments from Grattan Beach, this three bed mid-terrace home was just a short stroll to the shops, bars, and restaurants of the Latin Quarter and city centre, and presented the perfect opportunity to acquire a superbly located city centre residence. Accommodation of this home comprised three bedrooms, a living room, and kitchen/dining area. The property boasts an east facing front lawn with a long rear garden facing west. This lot sold for €400,000 to a very happy purchase and is sure to become a fantastic city centre home.

Lot 9: No 15 Oakwood, Athenry, Co Galway

This was a two-bedroom first floor apartment located within walking distance of Athenry town centre, local schools, and close to Athenry Train Station, making it easy commuting distance to Galway city centre. This was the perfect starter home or investment property in a popular commuter town. Bidding on this lot commenced at the AMV of €125,000 and quickly concluded at a sale price of €154,000 after fast and intense bidding from interested bidders who tried to purchase via telephone and in-room bidding.

Lot 10: Courtney House, Georges Street, Gort, Co Galway

Courtney House is a mixed-use commercial building standing on a corner site in the centre of Gort town. The property is divided into three self-contained units and measures approximately 515sq m. The original building fronts onto Georges Street and was previously used as an office with an overhead self-contained commercial unit. The property offers huge potential for a number of different uses. This lot sold prior to auction.

Lot 16: Saint Patrick’s, Ballybuck North, Kinvara, Co Galway

Lot 16 of the day, Saint Patrick’s, was an excellent four bedroom detached property with an abundance of living accommodation and positioned on a large self-contained site. Constructed in 2004, the property extends to 207 square metres and is situated on a site of 0.22 hectare. The property benefits from landscaped gardens to the front and rear along with a natural stone wall. This spacious residence was maintained in good condition throughout and was being sold with tenants in place. The lot quickly concluded at a sale price of €290,000.

There was many other sales on the day including two commercial properties in Kinnegad, Co Westmeath. These two commerical properties included Lot 1, The Phoenix, a two-storey terraced building with a red brick façade and 16 bedrooms, which previously traded as a guesthouse. The property has been vacant for a period of time and will require renovating and upgrading. Nonetheless, this did not put off prospective buyers and, after more than 20 bids the lot, which commenced at the AMV price of €180,000, quickly rose in increments of €5,000 to the final sale price of €270,000. Lot 2, The Cottage in Kinnegad, was a detached commercial property which formally traded as a café/restaurant and came with a residential unit to the rear. Similar to The Phoenix, this property has also been vacant for a period of time but this did not put off prospective bidders, with bidding commencing at €150,000 and after some frenetic bidding, the property sold for €225,000, which was €75,000 over its reserve price.

In County Mayo two properties sold in Castlebar; a three bedroom semidetached residence in Chestnut Grove, Castlebar, sold for €165,000, and over in Springfield Court, a three bed end-of-terrace property sold for €140,000.

This was the first of seven auctions of 2023. The company's next auction is taking place on Friday April 14 in the Harbour Hotel, Galway, and promises to be an exciting one with a wide range of properties going for auction in Galway and across the country.
