Open viewing sees huge demand for new A-rated homes in Headford

The new showhouses at Gort na Fuinse, Headford, opened for the first time last weekend with agent Lydon Farrell Property reporting 21 house sales so far. Due to exceptional demand, a further phase of houses has been released and there will be a further open viewing this Saturday, March 19, from 2pm to 4pm.

Gort Na Fuinse offers a mix of three and four bedroom modern semidetached houses. The exclusive new development represents the ultimate in construction standards. All new houses at Gort na Fuinse have been designed and built to the latest edition of the Part L Building Regulations 2019 and are achieving Near-Zero Energy Building (NZEB ) status as BER A2 rated houses. These houses are designed to the highest levels of energy efficiency and in accordance with the Department of the Environment the homes will use only 30 per cent of the energy that the equivalent house in 2005 required. All these efficiencies been achieved by using a combination of high performance building fabric materials and high efficiency heating equipment. An NZEB benchmark is unlikely to be surpassed for some time.

The houses at Gort na Fuinse are designed with some different open plan layouts to choose from during the open viewings on site. Some internal features include floor-to-ceiling tiling with high quality sanitary ware and designer fitted kitchens by Cherrymore. Externally there will be significant landscaping and numerous green spaces with more than 250 trees being planted on completion, and most houses are overlooking a green, they come with a maintenance-free external facade, and every house is prewired for an electric car charging point.

Lydon Farrell Property reports that some purchasers included discerning locals looking to remain in the area and purchasers who are renting and working in Galway city but looking to live close to their employment. It was noted that most potential purchasers are currently paying very strong monthly rents while loan repayments at Gort na Fuinse are somewhat cheaper. Headford has a superb mix of family friendly facilities such as multiple schools along with a thriving sporting community. It offers a new lifestyle close to Galway city, and just a short drive from Headford.

This scheme is a tax refund initiative worth up to €30,000 for a new home at Gort na Fuinse, therefore reducing the cost of purchasing a house significantly.
