Planning decision on 111 house/apartment Claregalway development to be made by Easter

Units to be located just 400m from Colaiste Bhaile Chlair and adjacent to the village's community centre and GAA pitch

An Bord Pleanála will make a decision in April on permission for a major residential development of apartments and houses not far from the centre of Claregalway.

The 111 units to be built by King Construction are to be located just 400m from Colaiste Bhaile Chlair and adjacent to the village's community centre and GAA pitch. The development also offers pedestrian and cycling access through the Cuirt na hAbhann estate.

Late last month, King Construction Limited submitted the Strategic Housing Development Application to An Bord Pleanála for the 73 houses and 38 apartments, including a creche.

The houses would be a combination of terraced, semi-detached, and detached units ranging from two to four bedrooms.

The apartments in the development will be split between two blocks, which will be three and four storeys in height respectively, totaling 14 one-bedroom units and 24 two-bedroom units.

Five hectare site

Two buildings on the five hectare site, along with sheds and outbuildings, and a new access point will be created onto the Lakeview Road, where the developer also intends to carry out upgrading works.

The plans also include landscaped public open space centred on the north-west side of the development facing Cuirt na hAbhann.

This new estate would be served by 191 car parking spaces in total; 10 for the creche and 181 for residential use.

A Statement of Material Contravention submitted with the application in relation to exceeding the population allocation for Claregalway under the County Development Plan 2015 – 2021.

This also discusses the housing density on the site of 34 units per hectare, stating that there are “conflicting objectives” between the 5-15 units ha guidelines for this area categorised as “urban periphery”, and the requirement for sustainable communities.

Smaller scale developments

Three other planning applications for smaller scale residential developments have been made for this site in the past by DWK Ltd, one of which was withdrawn and two of which were rejected by An Bord Pleanála and the county council respectively.
