O’Donnellan & Joyce Auctioneers records enormous success in its summer auction

O’Donnellan & Joyce Auctioneers sold a wonderful array of properties in its Wild Atlantic summer auction last Friday.

Colm O’Donnellan of O’Donnellan & Joyce had an extensive number of Galway properties for sale, with huge interest from buyers that included investors and owner occupiers. There was a superb mix of residential and commercial properties and also some parcels of land up for sale, with a substantial number of properties on offer in Galway city and county, the extensive catalogue also included properties for sale in Mayo, Sligo, Louth, Westmeath, and Tipperary.

The majority of properties performed exceptionally well on the day and reached their reserves and over. This auction campaign produced huge numbers attending open viewings with one property recording more than 100 registered viewers over the four week campaign. The star performer of the 43 properties on offer came in the sale of a five bedroom semi-detached home at 77 Devon Park, Salthill.

The auction room was packed with buyers from across Galway city and county and nationwide. O’Donnellan & Joyce also noted that there were a number of phone bidders around the globe taking part in the bidding, especially bidders from Australia, and for one particular property there were five bidders registered from overseas. This has been a growing trend at auctions recently with the number of Irish living abroad looking to move home. Another system in place in last week’s auction was a proxy bidding system and this was made available to those who were interested in making a purchase but could not attend the auction in person.

A number of properties had outstanding results including 77 Devon Park, Salthill, a detached residence in a much sought after location. The perfectly private setting in the heart of Salthill within strolling distance of the beach front, shops and all amenities proved to be an ideal family home, located close to a host of schools. This property stands on a fantastic secluded corner site in one of Galway’s premier residential areas. There was huge interest in the room for this property, bidding opened at €450,000, after 48 bids the hammer dropped at €608,000 to tumultuous applause from the packed auction room.

5 St Nicholas Road, Claddagh, Galway City

If you want to experience Galway city living at its best, then you must acquire a house in the Claddagh. Situated on the edge of Galway city centre, the Claddagh is one of Galway’s most historic and desirable residential areas. 5 St Nicholas Road left viewers breathless upon inspection and with intense bidding on the day, a couple of happy purchasers walked away as new owners of this home for a very good price of just €348,000.

70 Lurgan Park, Renmore, Galway

Another Galway city property which was offered for sale by public auction under the guidance of Hugh O’Donnellan sold for €52,000 over the AMV of €300,000. This four bed detached residence located in the much sought after area of Renmore attracted a large number of viewers over the last four weeks of the auction campaign and was sold for €352,000.

6 Claddagh Quay, The Claddagh, Galway

A very special property in Galway city centre, overlooking Eglinton Basin and the River Corrib with expansive views over to Spanish Arch and down the Long Walk. This very quaint cottage style bungalow comprises entrance hall, kitchen, lounge, utility, and two bedrooms. There is a small garden to the front and a rear yard with outside shed. This property represents a very sought after area within Galway city and received a final bid of €350,000.

2 Kingston House, Barna Road, Galway

No 2 Kingston House was a ground floor apartment presented in show house condition. The development consists of four luxury apartments which are conveniently located on the Barna Road. With incredible interest at viewings and sold on the day for €230,000. The vendors were delighted with the sale price and the buyers were also delighted with this magnificent property that they can now call home.

16 Sandyview Drive, Riverside, Tuam Road, Galway

After a strong start in the room, this three bed semi-detached property failed to reach the reserve price, however the highest bidder was granted one hour of exclusivity after the auction to put a deal together and after some negotiation, a sale price of €237,500 was reached between the vendor and the purchaser.

35 Barr Taoide, Queens Gate, Dock Road, Galway city

Sold with tenants in place, this two bedroom, third floor apartment located in the heart of Galway city’s dockland area made an excellent investment purchase last Friday. The development at Barr Taoide was built by TBD Developers in 2004 and is situated between Merchants Road and The Docks. Situated in a highly desirable location being within a stone's throw of the vibrant cobbled streets of the city, this perfect city centre property sold for €235,000.

1 Bayview Rise, Ballybane, Galway

Offered for sale by public auction, this end of terraced residence is divided into three self contained one bed apartments and was sold with tenants in place. Located close to GMIT, Bon Secours Hospital and a number of industrial estates, this property was an ideal investment opportunity. At a very attractive price of €140,000, this property is sure to generate an ideal income for the investor.

73 Rahylin Glebe, Ballybane, Galway

For sale with tenants in place, this three bedroom terrace residence located in the popular residential area of Rahylin Glebe, Ballybane on the east side of Galway city proved to be an excellent investment for the purchasers who secured the property for just €120,000. Rahylin Glebe is situated approximately two miles from Galway city centre and is well serviced by an excellent road, bus, and public transport network.

Unit 24 Claregalway Corporate Park, Claregalway, Galway

Large 1,815 sqm warehouse unit located within the Claregalway Corporate Business Park which is a modern commercial development. Located on the outskirts of Claregalway village it comprises four ground floor self-contained units with 17 first floor office units, along with communal canteen and toilets. With a long bidding war between three investors, the hammer finally fell at €550,000 which was €150,000 above the AMV.

Outside Galway city, the auction house dropped the hammer on a number of other properties located around the country.

Garvey’s, New Inn, Galway which was a well known former supermarket and post office sold for €225,000.

Croi Glas, Ballyhugh, in Gort, a site and three bed bungalow in need of refurbishment and modernisation sold for €155,000.

Lands in Carrowbrown, Headford Road, Galway comprising six acres sold for just €30,000.

Camp Street, Oughterard – End of terraced property in the heart of the village which was previously used for commercial usage. Sold for €110,000.

Galway Road, Tuam – Substantial detached residence overlooking the main Galway/Tuam road, in very good condition. Sold for €140,000.
