O’Donnellan & Joyce all day October auction promises to have something for everyone

The massive success of O'Donnellan & Joyce's previous auctions, and especially the 2015 auctions, seems to have left no doubt in the minds of most vendors that if you want to sell your property in a reasonably short length of time the auction route is the way to go.

An auction is an efficient and cost effective way of selling property and, if prepared properly with intensive marketing, advertising, and mailing, will result in the greatest possible exposure of the properties offered. To maximise the effectiveness of the marketing, considerable thought must be given to the guide price, which needs to be tailored to generate competitive bidding in the auction room, thus ensuring that the best price is being achieved.

Selling by auction however offers a high degree of certainty that a sale will be achieved on a given day and, significantly, on the fall of the gavel an immediate binding contract is formed. There is the added advantage of the sale being entirely open and transparent. As no further negotiation is permitted, the entire sale process, from instruction to exchange of contracts, is achieved within as little as six to eight weeks. Most types of property are suitable for auction provided that a realistic reserve price is agreed. Auction is now regarded as the optimum method of sale for many sellers including executors, receivers, private investors, owner occupiers, and banks. Once a property sells at auction the owners can go forward happy in the knowledge that the property is sold and can therefore bid or buy on another property if they wish to do so.

O’Donnellan & Joyce has always been synonymous with auctions in the west of Ireland, however it is now rated as one of the best auction houses in the country. The areas covered range from Donegal to Limerick and Clifden to Mullingar, with enquiries coming in from Dublin and further afield asking if the company would facilitate sales in those areas. Despite the fact that O’Donnellan & Joyce sells a large number of properties, for lending institutions the majority of the auction properties are still privately owned homes and investment properties. From the moment a property goes in for auction until it sells, a very personal service is given and vendors are kept informed and updated constantly regarding their property, this is one area that O’Donnellan & Joyce is emphatic about — the team believe that communications with a client, whether buying or selling, is of the essence.

Having had very successful auctions in March, April, June, and July, O’Donnellan & Joyce's first auction of the autumn will take place on Friday October 2. This auction promises to have a wide selection of properties, both commercial and private, in very sought after locations both in the city and outside and in counties further afield.

To date going under the hammer on October 2 in the private section are locations including the city centre, Newcastle, Salthill, Woodquay, Renmore, Knocknacarra, Tuam Road, Ardrahan, and Spiddal, Cornamona, and Ballyconneely in Connemara. The morning session at the auction will see properties in Sligo, Mayo, Gort, Tuam, Loughrea, and Donegal. Both sessions will accommodate all types of property ranging from family homes to investment properties, both private and commercial, and there will also be some land in various locations.

As with all O’Donnellan & Joyce auctions the venue is the Harbour Hotel, Galway. On the auction day the full auction is streamed live on the internet and viewers have been reported to have logged in from as far away as the USA, the UK, Australia, and Dubai, which means that the auctions gain the maximum exposure possible. A telephone bidding facility is now also on offer on the day and this is proving extremely popular for people who live abroad or who find it difficult to get out of work to attend in person.

Advertising for the October auction will commence on Thursday September 3 and open viewing on all properties will commence on Saturday September 5. Open viewings are usually carried out twice a week for one hour at a given time, which remains the same for the duration of the auction process. However private appointments are also accommodated should anyone be unable to attend the open house.

Upcoming auction dates for 2015 are Friday October 2, Friday November 5, and Friday December 18.

Anyone wishing to place a property for auction in any of these upcoming auctions should contact O’Donnellan & Joyce on 091 564212 and an arrangement will be made to have one of the agents meet you at your property and give you a free valuation and appraisal, and also go through the various auction dates and the advantages of selling at auction.
